Terms and Policies
The policies of the Edwards House are focused on making each guest comfortable and safe. Exceptions may be made for special circumstances; please ask and we will do our best to accommodate your needs.
Room rates are based on double occupancy, are subject to applicable taxes, and are subject to change without notice.
All reservations must be guaranteed with a credit card. We accept VISA, MasterCard, American Express, and Discover to hold your reservation, however your card will not be charged until you check out. Upon check-in, your credit card will be authorized for the full amount of your stay. If you wish to pay using a different card, please notify Guest Services upon arrival.
Guests will be liable for any loss, damage, or personal injury they may cause at or to the Edwards House. Edwards House reserves the right to use the credit card details on file to deduct from their account any unpaid balances, i.e. cancellation fees, excessive cleaning fees, or damage charges. Charges may be placed on the card 72 hours from the date of check-out.
Cancellation Policy (Guest Rooms)
Cancellation of any portion of your reservation may be made by 12 pm local time the day before your arrival date. The cancellation must be made either by phone or email, and you must receive a cancellation email from the Edwards House in order for the cancellation to be valid. Proper notice of cancellation is made without charge. Cancellations made with less than 24 hours’ notice or which do not follow cancellation procedures will be charged the full amount of the reservation, unless the room is rebooked.
Special events, holiday reservations, and groups booking blocks of (2) rooms or more require 30 days’ notice of cancellation to avoid a cancellation charge of one night for each room booked. Guests who cancel these reservations with less than 30 days’ notice are responsible for payment of one night reservation per room regardless of actual arrival or departure date.
Reservations made and guaranteed with an Edwards House gift certificate must be canceled up to seven days prior to arrival date. Without proper notice of cancellation, the gift certificate will be redeemed and no refund will be made. Gift certificates may not be used on holidays or special events.
The Edwards House reserves the right to cancel or otherwise modify any reservation at its sole and absolute discretion.
Cancellation Policy (Conferences)
Conferences require 30 days’ notice of cancellation to avoid a cancellation charge. Conference room reservations cancelled with less than 30 days’ notice prior to event will be charged a cancellation fee of the entire reservation charge with applicable taxes and will be responsible for catering costs based on our discretion. Additional fees will be charged to the credit card on file. The Edwards House reserves the right to cancel or otherwise modify any conference reservation at its sole and absolute discretion.
Cancellation Policy (Events)
Events require 60 days’ notice of cancellation to avoid a cancellation charge. Events cancelled within 31-60 days of the event will be refunded half their deposit. Events cancelled less than 30 days in advance will not be refunded their deposit and will be responsible for catering costs based on our discretion. The Edwards House reserves the right to cancel or otherwise modify any event reservation at its sole and absolute discretion.
The Edwards House does not have a liquor license but allows the service of beer, wine, and champagne at events by third-party insured bartenders. No hard alcohol is allowed. Consequently, if you wish to serve beer, wine, or champagne at an event reserved at the Edwards House, you or your caterer will need to hire a licensed and insured bartender and provide proof of insurance. If alcohol is brought in to an event without permission, you will be asked to vacate the facility. In compliance with local laws, guests are not permitted to consume alcohol in any of the common areas of the Edwards House.
The Edwards House prohibits pets of any kind or size in guest rooms and on inn premises. We will be glad to help you find boarding for your pet at a local kennel.
The Edwards House is a 100% smoke-free inn. Smoking is not permitted in guest rooms or any public areas of the inn, including on the front porch, parking lot, or back terrace.
In order to ensure compliance with federal legislation while ensuring the comfort of our guests, the Edwards House prohibits the smoking of marijuana as well as other forms of consumption of marijuana products in guest rooms and in all public spaces of the inn and its grounds.
The Edwards House is pleased to accommodate children 10 years of age and older.
Guest Damage Policy
Guests will be liable for any loss, damage, or personal injury they may cause to or at the Edwards House during their stay. The Edwards House reserves the right to charge the guest credit card on file to cover any resulting charges, including cancellation fees, excessive cleaning fees, and damage charges.
All parking for the Edwards House is complimentary. Parking behind the inn and on nearby streets is available on a first-come, first-served basis. Additional parking for the Edwards House is located in a surface lot to the north of the inn. Please contact Guest Services if your group will need additional parking and we will provide passes in advance.
The Edwards House provides overnight lodging for guests and prohibits guest rooms to be used for commercial activities, such as but not limited to professional photography and product sales.
All event and conference reservations require payment-in-full of all fees and taxes associated with the room rental at the time of booking, subject to our event cancellation policy.
Maximum occupancy is two guests per room, including children. Please note that the Edwards House does not offer cots, rollaway beds, or cribs.
General Policies Check-in and Check-out
- Check-in time is 3-6 p.m. Mountain Time. Please call Guest Services to request early check-in, subject to availability, or late arrival.
- Check-out time is 11 a.m. Mountain Time. Please call Guest Services to request late check-out, subject to availability.
Noncompliance With Policies
Guests who violate any Edwards House policy, or who are suspected of violating any city, county, state or federal policy, regulation, or statute, or who otherwise cause a disturbance, will be asked to vacate the facility by inn management or by law enforcement authorities. The Edwards House has full discretion to make such determinations. Guests who are asked to vacate for non-compliance of inn policies will be charged the full rate of their room reservation and any other associated fees.
